Landscaping to Sell: Boosting Home Value and Enhancing Everyday Enjoyment

Front door_curb appeal

Creating an inviting and well-maintained exterior isn’t just about aesthetics; it’s a strategic investment, especially when preparing to sell your home. Believe it or not, when we initially purchased our previous house, prominently featured above, the front door was completely obscured by overgrown landscaping! While that didn’t deter us – we were actively seeking a “fixer-upper” – transforming the front of the house into a welcoming and accessible space for both our family and visitors quickly became one of our top priorities. The positive outcome of these efforts wasn’t just personal satisfaction; the subsequent market research confirms that these curb appeal enhancements significantly contributed to achieving an excellent sale price when the time came.

It’s incredibly reassuring to know that our efforts not only made our home a joy to live in but also provided a tangible return on investment. The data from various reputable sources consistently supports the notion that improving your home’s exterior is one of the most effective ways to increase its market appeal and overall value before a sale.

Here are the compelling articles Brian highlighted, underscoring the financial benefits of thoughtful landscaping:

  • Research from Zillow and Thumbtack clearly demonstrates the importance of prioritizing outdoor elements like fresh paint and strategic landscaping when preparing a home for sale. Their findings suggest these initial investments yield substantial returns.
  • And an insightful report from Clemson University further corroborates this, indicating that a focused improvement in curb appeal can increase your home’s value by an impressive 6% to 7%. This percentage translates into thousands of dollars on a home’s sale price.

The profound book I referenced during our discussion, which includes a particularly moving quote about the vital importance of beauty in our lives, is Surprised By Hope by N.T. Wright. For those interested in a deeper dive into my thoughts on this exceptional work, I also provided a more extensive review in this Good Things List, where I explore its impact and relevance to our daily lives and surroundings.

High-Impact, Low-Cost Landscaping Updates Before Selling

When preparing a home for sale, the goal is often maximum impact with minimal expenditure. We discovered that the most fundamental updates, undertaken in the months leading up to listing our home, yielded the most significant visual transformation and value increase. Crucially, these tasks require neither extensive DIY expertise nor a large budget, making them accessible to nearly every homeowner:

  1. Pruning and Mulching for Tidy Beds: Our first step involved thoroughly cutting back all overgrown shrubs and perennials. This instantly creates a neat, manicured appearance. Following this, we applied a layer of paper and then mulch over the soil, a highly effective and organic method for weed control and creating a clean, uniform look. This video link, which Brian mentioned, showcases this simple technique that even caught the attention of the Wall Street Journal!
  2. A Pristine Exterior Wash: The power of a good cleaning cannot be overstated. We diligently washed down the porch, exterior walls, and all windows. This simple act removes years of accumulated grime, cobwebs, and dirt, making the entire home appear brighter, newer, and exceptionally well-cared for. It’s an instant refresh that boosts perceived value.
  3. Seasonal Container Gardens: To add immediate color, vibrancy, and a welcoming touch, we filled various pots and containers with seasonal flowers. Placed strategically near the entrance, on the porch, or in key outdoor living areas, these floral accents create an inviting atmosphere that makes a strong positive first impression.
  4. Gravel Driveway Refinement: An often-overlooked area, the driveway is a critical component of curb appeal. We regraded our gravel drive and added fresh gravel where needed, ensuring a smooth, well-defined, and clean entry point. A tidy driveway communicates attention to detail and overall property maintenance.
  5. Front Door and Trim Paint Touch-ups: The front door is the focal point of your home’s exterior. We applied touch-up paint to the front door and surrounding trim, addressing any chips, fading, or scuffs. A fresh, crisp coat of paint instantly rejuvenates the entrance, creating a more appealing and cared-for look that warmly welcomes potential buyers.

Beyond these specific tasks, remember that cohesive outdoor lighting can dramatically enhance evening curb appeal, while clearly defined pathways guide visitors and add structure. Even a simple, stylish new mailbox or house numbers can contribute to a polished look, reinforcing the message that the home is well-loved and meticulously maintained.

Our Farmhouse Garden Journey: Cultivating Beauty and Bounty

Vegetable garden raised bed progress

Our vision for the farmhouse garden continues to take shape, and we’re thrilled with the progress, even as we navigate the inherent challenges of large-scale outdoor projects. We have now fully completed six raised garden beds, meticulously constructing and filling them using our preferred method detailed here. As you can observe in the image above, the initial layer for the remaining four beds has also been successfully installed. This stage is particularly exciting, as the framework of our future harvest hub becomes more defined. However, the journey is ongoing: the dedicated rock wall bed is still patiently awaiting additional fill material, and our innovative broken concrete bed, designed for an array of flowering shrubs, is steadily coming along. Each step, while rewarding, serves as a powerful reminder that truly transformative garden projects demand significant time, effort, and patience!

Mound and brick wall garden area

In parallel with the raised beds, I’ve been diligently tackling the enormous mound situated adjacent to the manufactured home, a challenging feature I first introduced in this post. As the latest image above illustrates, we’ve successfully unearthed the entirety of a massive stump, a true testament to persistence. Our plan is to finally burn it on a day when we can dedicate a full day to supervision and safety. Another significant hurdle we encountered was a stubborn boulder, which proved immovable for either of us individually, and even together. After much effort, we resorted to an ingenious solution: employing a robust tow rope connected to our car, we managed to budge it a few feet to a more suitable, permanent resting place. What a relief that was!

Despite the physical demands, the anticipation for future improvements keeps our spirits high. I am eagerly looking forward to a dedicated demo day for that rather random brick wall that currently stands, even if Brian, in his characteristic appreciation for craftsmanship, insists it’s “really well done!!” It just doesn’t quite fit the aesthetic we’re aiming for.

Prepare to have your culinary expectations delightfully upended! In this episode, we’re raving about a celery salad that has truly become a surprising new favorite in our kitchen. We know what you might be thinking – a salad with mainly celery? But trust us, this isn’t your average side dish. It’s crisp, refreshing, and boasts a flavor profile that consistently takes most people by surprise, proving just how versatile and delicious this often-underestimated vegetable can be. It’s a perfect example of how simple ingredients, combined thoughtfully, can create something truly extraordinary.

To get your hands on the full list of ingredients and the complete method for this incredibly good celery salad, you’ll have to listen to the podcast episode (or peruse the detailed transcript!). We’re holding back the full recipe here for a brief period as it will be making its exclusive debut on the blog very soon. Our Latest “Cool Things”: Enhancing Life at Home

Brian’s Pick: Homemade Instant Pot Yogurt

Homemade IP Yogurt in jars

Brian’s Cool Thing: The Instant Pot Yogurt! Discovering the ease and satisfaction of making homemade yogurt in the Instant Pot has been a game-changer for us. We successfully followed this fantastic recipe, and the results were truly excellent. There’s something incredibly rewarding about creating such a staple from scratch, knowing exactly what goes into it and enjoying its fresh, pure taste. While our homemade batch turned out a little thinner than the typically dense store-bought varieties, its flavor is superior, and the process is surprisingly simple.

For those who prefer a thicker consistency, similar to Greek yogurt, the solution is straightforward: allow the yogurt to drain a bit longer to remove excess whey. However, we’ve found ourselves perfectly content with its current delightful texture and haven’t yet bothered with the extra step. The convenience, cost savings, and the ability to control ingredients make this a highly recommended kitchen endeavor!

Jami’s Pick: Traction Control Anti-Slip Dog Socks

Jami’s Cool Thing: These incredible Traction Control Anti-Slip Dog Socks have made an absolutely phenomenal difference for our beloved dog, Samson! For years, we’d been grappling with his struggles on our slick wood floors. It was truly heartbreaking to listen to him scramble, slip, and occasionally fall, constantly worrying that he might sustain a serious injury. Beyond the physical risk, these struggles began to take an emotional toll; Samson grew increasingly anxious and started avoiding certain areas of our house where traction was an issue. It was so sad to see our sweet, playful dog losing his confidence and mobility in his own home. (FYI, I wrote about him years ago in this post – he’s still the sweetest boy, but age brings new challenges.)

Now, with these ingenious socks, Samson can confidently walk, trot, and move around our home without any slipping or falling. The transformation in his demeanor is remarkable; he’s regained his freedom, his confidence, and his joy in navigating the house. We genuinely cannot speak highly enough of these socks for any dog experiencing similar issues with hard flooring! They are a true quality-of-life enhancer. As a side note, I’ve also mentioned in the past how turmeric has played a significant role in supporting his health over the years – here’s a link to that detailed article, and for those who prefer visual content, a video follow-up further explaining its benefits.
